Sometimes an initial viewing or a virtual viewing just isn’t enough. We understand love at first sight when you view your dream house, however it is important you look beyond the spotlights, laminate or oak worktops and really assess the makeup of the building. It will take a chartered surveyor’s eye to notice some issues, but we can guide you for your initial viewings:
- Always start from the top and work your way down. Ask the vendor or agent about the age and condition of the roof, have there been recent leaks or are there planned major works? If a pitched roof, stand as far back as you can and spot any missing or cracked tiles, if there’s a chimney, is it leaning?
- Structural damage to the building. We expect to see hairline cracks so do not be alarmed, it’s big cracks that you should look out for. Extensive cracks highlight movement and can result in expensive remedial works. Remember you’re only looking for issues to raise or ask a surveyor to investigate later.
- If buying a house, be sure to inspect the loft space if possible. How easy is access to the loft, can it easily be converted? Take note on whether the loft is boarded and if there’s insulation. Do you feel a draft in the loft, can you spotlight sunlight through gaps in the roofing felt?
- Is there damp? Now you may not have surveyors’ equipment on you at your viewing, however there are some giveaways. Is there a mouldy smell, flaky paint, watermarked ceilings, or walls. Look closely to see whether specific areas have been painted over possibly to hide damp.
- Services, services services! New buyers can sometimes overlook the importance of services, pay attention to the boiler, water system and heating. Is there a combination boiler or a boiler and water cylinder. How old is the boiler? Is the water tank new or an old one in the roof space? If old, it may need replacement soon.
Buying a property can be an exciting yet stressful process. Remember there’s more to a building than meets the eye, pay attention to detail and don’t be afraid to ask lots of questions.
